Let’s Zoom in to unit selection
One of the most efficient large unit layout around in the market right now is Type 4 BR DP1 in Terra Hills. Boasting an impressive 1894 sqft/176 sqm, this layout belongs to the Prestige Stack, is exclusive with private lift access and two units per floor. The spacious 6- metre span for the living area is a sight to behold. In the market, this unique size of the living room is rare to achieve, as developers would usually combine living room with dining room for such an effect.
This squarish unit, as dumbbell as it can get for a 4 BR, eliminates the wasted long corridor, maximises every dollar per square foot you pay here. There is one Jack-and-Jill bathroom shared between 2 common bedrooms, effectively making ensuite bathroom for these two common bedrooms. This shows an understated clever arrangement by the developer. This unit also makes plenty use of pocket doors— separating wet kitchen and dry kitchen, bath 3 with bedroom 3 and bedroom 4, junior master bathroom, powder room, helping you to maximise your space further
These four bedrooms are only available at stack 25, 26, 27, 28, 29, 20. Stacks 27,28,29,30 will be facing the pool and stacks 33, 35, 36, 44 of the Signature blocks whereas stacks 25 and 26 will be most secluded, deep inside the development from the entry gate. Fret not, the setback distance between stacks 27,28,29,30 and the signature block are at least 15 metres from the developer’s site plan, so there still be good privacy between these stacks.
As for 2 Bedroom, the most affordable unit type is B1, which is only available from level 1 to 3 of stack 17 and 24. Note that these 2 stacks, from level 1 to level 3, the units will be facing feature walls rather than having an expansive view. As such, developer has removed the superfluous balcony to optimise space. This layout is the desirable dumbbell type aiming at investors who focus on quantum and promised return on investment. Given that there are only 6 such units, chances are high that these units will be snapped up within the first day of preview
The next type of 2- Bedroom is type B2 which has a 678 Sqft/63 sqm area. It features a regular balcony, a household shelter and 2 bathrooms. As typical of this type of 2 BR, the kitchen is open, neither the kitchen nor the 2 bathrooms have natural ventilations. The saving grace is that type B2 is still a dumb bell layout, which means it is still a very efficient layout. Stacks 1,8,9,16 and level 4 upwards for block 17,24 will include this layout.
Type B3, 2 Bedroom plus Study, the unit size is a decent 807 sqft/75 sqm. For small families, do consider getting a 2 BR plus study if 3 BR is beyond your budget. The study room has no door but it is visually sizeable enough to be converted into a third small bedroom. Again, here the layout is thoughtfully dumbbell, with a balcony and a household shelter. Note that, none of the bathrooms or kitchen has natural ventilation. Stack 4,12,13,21,31,34,43,46,51,54 include this unit type. Stack 34 has direct pool view while stack 21 may manage to glimpse some pool. Stack 4 will be nearest to the Yew Siang Road entrance. From the site plan, stack 43 may feel constricted with an arrow pointing towards the stack. Stack 12 and stack 13, the setback distance to the opposite block looks narrow, resulting to balcony view be less than ideal
Buyers who target 3 Bedroom will be spoilt for choice as there are 6 types of units to choose from C1, C2, C3, C4, C5, C6. The sizes progressively increase from 904sqft/84 sqm of C1 to 1098 sqft/102 sqm of type C6.
For the more affordable 3 BR, type C1, included in stacks 5 and 20 which have better view — facing longer distance setback than type C3 of stacks 15,18, 23—facing the feature walls. If you have to choose stack 15,18, 23, it makes sense to choose at least level 4 upwards. If you’re like me, crazy about having windows in kitchen and bathrooms, you must choose type C3 onwards. Truth be told, tfor ype C4, stacks 44, 2,10 are located rather underwhelmingly. Stacks 2 and 10 will be facing the feature walls, so again only choose from level 4 and above if you must. Stack 44 will have an arrow – shaped head pointing towards the unit. From the Feng Shui perspective, I’d rather not. Stack 52 barely makes it for this type of unit.
Type C5 has a bigger foyer compared to type C4. For Type C5, I will not choose stack 7 –again facing the feature wall, and stack 32 with an arrow-shaped head pointing directly to the unit. Stack 41, 45 will be near to the peripheral wall. Stack 40’s balcony distance maybe very near to the other opposite blocks. All in all, 3 BR buyers here need to heighten their senses and be careful during unit selection to consider both layout and location on the site plan as they may be paralysed by choice and end up grabbing the wrong stack.
In the Signature Collection, the four-bedroom, D1 and D2 are comparable with the difference only one square metre less for Type D1 compared to type D2. Type D1 will be in stack 33, a pool facing stack, and it will enjoy one of the better view compared to the D2 stacks. For D2, buyers can choose from stack 36, 37 and 53, yet stack 36 and 37 look like they have a small distance setback to the opposite block. Stack 53 may experience some West Sun which families may not like. In short, for 4 BR, one should choose type D1 in the Signature Collection or those 4 BR in the Prestige Collection.
