History of Normanton Park Condo
Normanton Park Condo was previously built for the Singapore Arm Forces in the mid 1970s, it land had an extremely low density living with only 488 residential units housed in 13 blocks. The site is uniquely located near nature parks and right at one of the exit of Ayer Rajah Expressway.
Tapping on the low amount of government land sales and the increasing number of en blocs, Normanton Park Condo went on public tender in August 2017 and closed off in October. The HUDC estate was sold to Chinese firm Kingsford Huray Development at a whopping $830.1 million, being $30 million more than the reserve Normanton Park Condo price of $800 million. It is no wonder that it only took 11 days to attain more than 80% of owner’s signatory consenting to the sale.
The land cost of $830.1 million paid is excluding fee of about $283.4 million to redevelop the site to a gross plot ratio of 2.1 based on the maximum permissible gross floor area of approximately 1.39 million square feet. All in all, this will translate to a Normanton Park Condo psf price of $969 per square foot per plot ratio.
