GOODLUCK Garden, a 210-unit residential development along Toh Tuck Road, has been sold collectively to the Qingjian Group of Companies for S$610 million and deal was confirmed on 26 Nov 2018.
Based on a potential gross floor area of 46,840.08 sq m, the sale price translates to a land price of about S$1,210 per square foot per plot ratio (psf ppr).
However, due to a high development baseline, a development charge will not be payable for the 10-per-cent bonus balcony and this will lower the land price to S$1,100 psf ppr.
Goodluck Garden is a condominium comprising eight blocks with a total of 208 residential units and two commercial shops.
The apartment sizes range from 95 sq m to 182 sq m, and the two shops are 30 sq m and 91 sq m, respectively. The development has a site area of 33,457.2 sq m. It is within minutes’ walk from Beauty World MRT Station.
Developed by Qingjian Realty, the former Goodluck Garden (en-bloc) is transformed into the new Forett Condo of 5- or 9-storey with 633 units, ranging from 1+Study to 5 Bedrooms.

With a site area of 19,647.7 m2 (Maximum Permissible Gross Floor Area 41,261 m2), the Dairy Farm Road mixed-use development site received its highest bid of $368.8m or $8,938 psm of GFA or $830 psf of GFA from United Engineers’ UED Residential. Mont Botanik @ Jalan Remaja (District 23)

Mont Botanik Residence condo – Episcia Land is subsidy of Tuan Sing Holdings, which is completely owned by the company. Episcia purchased a piece of land located at 1 Jalan Remaja in Singapore, for a price of S$47.8 million. The new project name is called Mont Botanik Residences which the land has been bought from Andermatt Investments. It is a freehold residential plot that has a area of 4046.6 sq m.
The residential plot can make place for as much as 100 residential units, since it has a plot ratio 1.92. The plot also has a permissible gross floor area of 7769.5 sq, which equals some 83630 sq ft.
The Midwood at Hillview Rise (District 23)

A 153881.94 sqft private residential site in Hillview Rise that can yield about 535 homes was awarded by the Urban Redevelopment Authority (URA) on Tuesday (3 July 2018) to Hong Leong Holdings for $460 million.
The top bid translates to about $1,044.38 psf based on the 99-year leasehold plot’s gross floor area of approximately 430879.33 sqft. It was submitted by Hong Leong subsidiaries Intrepid Investments and Garden Estates.
“We are pleased to be awarded the site at Hillview Rise under the Concept and Price Revenue tender system. This award recognises our experience and readiness to adopt and use innovative construction technologies and methods to achieve high construction productivity and quality outcomes for our projects,” said Hong Leong’s general manager for projects Loke Kee Yeu.
The Midwood is a new development located at Hillview Rise by Hong Leong Holdings. which comprise of 564 units in two 29-storeys towers. The development is located in the quiet neighbourhood of Hillview and offer panoramic views of the surrounding greenery.
Iis located just 300 meters from Hillview MRT Station. The Midwood Hong Leong was awarded under the Concept and Price Revenue tender which evaluate various tender proposals by developers and is awarded not just based on price alone but other factors such as improving the social amenities of the immediate area. The Midwood is hotly contested due to the lack of residential space available for development.

Phoenix Heights (Enbloc) built in 1970 at Phoenix Avenue off Upper Bukit Timah Road and Bukit Batok Road as well as near the Bukit Panjang MRT station has been sold to OKP Holding (USB Holdings) for S$31.1 million.
With a site area of 3,971.89m2 (Maximum Permissible Gross Floor Area 5,560.66 m2), USB Holdings intends to apply to the Singapore Land Authority for the grant of a fresh 99-year lease for the property to redevelop the site to a gross plot ratio of 1.4 (Maximum 5 Storey) and this translates to a land price of about $556 per square foot per plot ratio.

Phoenix Road – Enbloc (District 23)

CNQC Realty (Treasure), a subsidiary of developer Qingjian Realty (South Pacific) Group, has brought a row of apartments and shops in Phoenix Road near Bukit Panjang for $42.6 million in the property’s second collective sale attempt.
The sale price is above the owners’ asking price of $42 million, and works out to an estimated land rate of $630 per sq ft per plot ratio (psf ppr) after factoring the estimated differential premium payable.
The property sits on a site of 5,853 sq m, or 63,002 sq ft, at 2/A-B to 24/A-B Phoenix Road.
It comprises 24 apartments and 12 shops spread over two three-storey blocks, with a 99-year leasehold tenure that started from Jan 1, 1969.
The site is zoned for residential use with a gross plot ratio of 1.4 under the Draft Master Plan 2019 by the Urban Redevelopment Authority.
Subject to relevant approvals, it could be redeveloped to offer about 80 residential units with an average size of about 950 sq ft.
The property is near the Phoenix LRT station and an eight-minute walk away from the Bukit Panjang MRT station and bus interchange.
